We will undertake structural surveys, condition surveys and valuations. Our structural surveys will include obtaining and inspecting the property title deeds and plans.
We will inspect the main structural elements comprehensively but in line with the normal restraints imposed by inaccessibility (e.g. high level roofs – concealed under floors) and/or our inability to observe the structure over a long period of months to monitor
movement or rainwater penetration.
We will check for dampness with a moisture meter. We will inspect windows, doors, other fixtures and fittings. We will inspect service installations where accessible but will not “test” them.
We will provide a full report including an Executive Summary at the beginning to summarise our opinions and approximate costs of any remedial works.
We will provide an open market valuation and include several comparable property values.
